1. Reservation
Upon booking, the tenant shall receive a rental agreement setting out these general terms and conditions.
The reservation shall become binding only once Agence les Mimosas has received the tenant’s written acceptance of these terms and the required deposit.
2. Payment
2.1 Deposit
A deposit equal to 25% of the accommodation price, together with administration fees and cancellation insurance fees, must be paid within 7 days of the booking request.
Payment must be made exclusively by bank transfer to the following account:

2.2 Balance
The remaining balance (75% of the accommodation price) must be paid by bank transfer no later than 30 days prior to the start of the rental period.
2.3 Additional charges
The cleaning fee, any optional services, tourist tax and the security deposit must be paid upon arrival, in cash or by bank card.
Cheques are not accepted.
No keys shall be released until full settlement of the rental price and all additional charges has been made.
3. Cancellation and Amendments
The tenant may cancel the reservation in writing, subject to administration fees and the following cancellation charges:
a) Cancellation up to 30 days before the start date of the stay:
25% of the accommodation price, plus administration fees and any cancellation insurance fees.
b) Cancellation from 30 days before the start date of the stay, on the start date itself or thereafter:
100% of the accommodation price, plus administration fees and any cancellation insurance fees.
The date of the postmark or the email receipt shall determine whether cancellation has been made within the applicable timeframe.
Cancellation by the principal tenant shall automatically apply to all co-tenants.
In the event of non-payment, all legal, enforcement and extrajudicial recovery costs shall be borne by the tenant. Extrajudicial recovery fees shall amount to at least 15% of the invoice total, with a minimum charge of €100.
Cancellation insurance is offered for €1.00 and is included in the accommodation price. The tenant may expressly decline this option; in such case, the above cancellation conditions shall apply in full.
If, for unforeseen reasons, essential elements of the rental agreement must be modified, the tenant may cancel the agreement within 7 days of being informed of such changes. All sums paid shall then be refunded in full. No compensation of any kind shall be payable by Agence les Mimosas.
4. Security Deposit
A security deposit must be provided on the day of arrival. This may be made by bank card pre-authorisation (automatically released after 4 weeks) or by cheque.
If deductions are required, the remaining balance of the deposit shall be refunded within 4 weeks of departure, after deduction of costs relating to damage, replacement of items, additional cleaning and utility consumption.
Should the security deposit be insufficient, the tenant undertakes to pay the outstanding amount.
5. Tenant’s Obligations During the Stay
The tenant undertakes to occupy the property responsibly and shall be civilly liable for any damage caused to the property or its contents.
Any damage must be reported immediately to Agence les Mimosas. All repair or replacement costs arising from such damage must be reimbursed immediately by the tenant.
The principal tenant shall remain liable for damage caused by themselves, other occupants or visitors, including damage discovered after departure.
Agency staff are authorised to access the property when necessary, and reasonable notice shall be given where possible.
Failure to vacate the property at the agreed departure time shall result in forfeiture of the entire security deposit. Additional rental days and any consequential damages may also be charged.
Agence les Mimosas shall not be liable for improper use of swimming pool safety equipment. The tenant undertakes to comply with applicable safety regulations. Safety devices do not replace active supervision.
Tenants are reminded to:

supervise children continuously;
-
never allow unsupervised access to the pool;

activate safety devices immediately after use.
The following are strictly prohibited:
-
the presence of animals unless expressly authorised in the rental agreement;
-
the installation or use of tents, caravans or motorhomes on the property;
-
charging electric or hybrid vehicles, scooters or bicycles using the property’s electrical system. Any breach may result in immediate termination of the rental without refund and liability for all damages and energy costs;

occupation of the property by a number of persons exceeding that stated in the rental agreement.
Upon departure, the property must be left tidy, swept, with all dishes cleaned and stored, rubbish removed, and any barbecue or plancha left clean. Items must be returned to their original position.
Additional cleaning costs may be charged if these conditions are not met. The agency reserves the right to inspect the property at the end of the stay.
6. Complaints
The tenant acknowledges that the property was delivered in good condition.
Any issue identified upon arrival or during the stay must be reported to Agence les Mimosas within 12 hours.

7. Liability
Agence les Mimosas shall not be liable in cases of force majeure and may terminate the rental agreement without compensation or refund.
If force majeure occurs during the stay, preventing full enjoyment of the property, the agreement shall be deemed terminated for the affected period.
The agency shall not be liable for inconvenience caused by external factors, including nearby construction, inventory changes not communicated by the owner, or temporary interruption of utilities or services.
The liability of Agence les Mimosas shall arise only in cases of gross negligence and shall be limited to direct loss only, excluding indirect or consequential damages.
In all cases, liability shall be capped at the amount paid by the agency’s insurer.
Tenants are required to hold valid personal civil liability insurance. Cancellation and travel insurance are strongly recommended.
- Handing over the key to third parties at the agency with validation message 20 euros
- Check of a property: check if the house has been properly closed, if the alarm is working, the water is cut off, the garden furniture entered... €30 travel costs in the commune of La Croix-Valmer and 75 € per hour.
- Ad hoc intervention by a housekeeper 30 € per hour.
- Receipt of parcels at the office is 30 € per parcel and 30 € per hour of waiting outside the office hours and 30 € per hour for waiting on site (e.g. furniture delivery).
- Follow-up of renovation work: progress control and photo-taking.
- Laundry management
- Outsourcing: search for a supplier and presentation of 3 offers: 30 euros per quotation.
- Outsourcing assistance: opening and closing of the accommodation and coordination of the provider 30 € travel costs in the commune of La Croix-Valmer and 75 € per hour
The beautiful and tranquil Mas de Gigaro estate is situated ont the Saint Tropez peninsula, next to Cap Lardier National Park, 6 km away from La Croix Valmer and 10 km from Saint Tropez.
Covering 42 hectares of Mediterranean pine tree woods, the estate has amazing views and is close to a selection of fine sandy beaches, including the renowed Gigaro beach and Ramatuelle's Pampelonne beaches. This paradisiac environment will allow you to spend a perfect holiday. Most houses offer a panoramic sea view, others are at a short walking distance to the beach.
For shared use a swimming pool with a children's wading pool; 12.5m x 25m, depth 130cm-260cm, opening hours 10:00-19:00, the pool is supervised by a lifeguard in July and August. Costs: adults 2€ and children over 7 years 1€ a day, package 10€ per week.
Tennis: 4 tennis courts (a contribution fee is requested for tennis court access).
Internet: free access to an internet connexion at the Clubhouse (pool).
Several restaurants and a small supermarket are just 0,5km away, offering you all the essentials for a wonderful stay.
